How's The Market???
This was a great rebound year for the housing market in central Indiana: dropping inventory, competitive prices and low interest rates combined to create a great atmosphere for buying, selling and building.
Year-to-date in Central Indiana, 21,997 homes pended: an increase of 3,057 homes compared to the same time period in 2011. For 18 straight months, existing home sales have shown month-to-month improvement. Local inventory is down nearly 15%, and home prices have increased an average of 2.3% since 2011.
The National Association of Realtors reports similar trends across the country, as sales are up 10 percent and inventory is down 20 percent in the third quarter compared to the same time period in 2011. The drop in inventory combined with the increase in sales has led to a rise in home prices in most major metropolitan areas in the U.S.
“Low interest rates and competitive prices continue to make our local market attractive to home buyers,” said Jim Litten president of F.C. Tucker Company. The fourth quarter has started on a positive note, and we expect the positive trend to continue through to 2013.”
Indianapolis received great publicity this year: The Super Bowl was a huge success in bringing attention to our area, many ranked Indianapolis as the best host city in recent memory. The City of Carmel was honored nationally as #1 Best Places to Live by Money Magazine.
There is still a rare opportunity in our market to take advantage of the lowest interest rates in history. If you are considering a move in the near future, you may want to think about moving now to take advantage of these incredible rates. As the market continues to have positive recovery, prices will likely rise.

A refinance to today’s interest rates could save you hundreds of dollars monthly, or give you the opportunity to significantly reduce the time period of your mortgage from 30 years to 20 or 15 years.
